What a bad year costs.

One void month takes roughly a twelfth of your annual rent. A tenant three months in arrears takes a quarter, and getting a property back can take longer than that. Most landlords do not lose money to bad years often, but when they do, it wipes out several good ones.

What's the catch?

The guaranteed figure sits below full market rent. That margin is what pays us for carrying the letting risk: the voids, the arrears, the tenant calls and repair decisions. If your property lets easily and you are happy managing it, a letting agent will make you more in a good year. Guaranteed rent is for owners who would rather trade a slice of the rent for a far smaller share of the risk and the work. Some responsibilities stay with the owner under any scheme, ours included; the agreement sets out exactly which.
